Manage · Pillar III

Don't wait until renewal to discover the contract hasn't worked.

A good contract still needs managing. Independent oversight keeps the contractor and the specification on track — so issues are caught early, not at renewal.

We support organisations across the Midlands and selected areas of central and eastern England, extending into Yorkshire.

This is our intended service area, not a claim of existing clients or contractors in every location. Enquiries outside our main area are welcome for individual consideration.

These services are independent contract oversight, not unlimited facilities-management support. Multi-site and portfolio management is available on bespoke pricing.

Scope, fees and arrangements

Define the monthly service, not just the monthly fee

Pricing and site limits
Essential starts from £99/month and Plus from £195/month for agreed single-site services. Final fees reflect the number of sites, inspection frequency, travel, reporting and ongoing support. Multi-site and portfolio work is bespoke. A monthly price is not a promise of monthly visits. Before work begins, a written quotation states the number of sites and visits, reporting, follow-up and support included, service term, exclusions and fee. Any additional work and costs must be agreed before proceeding.
Essential visits, reporting and follow-up
Essential lists four scheduled inspections per year, assessment against the agreed specification, photographic reporting, action tracking, an annual specification review and expiry or renewal monitoring. Agree visit dates, report delivery, follow-up contact and any repeat visits in writing; no follow-up allowance or response time is published here.
Plus visits, reporting and follow-up
Plus lists more frequent planned inspections, enhanced contractor liaison, performance follow-up, variation review, annual planning and renewal preparation. An exact inspection frequency, reporting timetable, contact allowance and site limits have not been published. The proposal must confirm these and whether Essential outputs are also included; do not assume unlimited support.
Responsibilities and exclusions
Provide the current specification, contractor contacts and relevant service records; arrange safe access and an authorised person to approve actions or variations. This is independent oversight, not physical maintenance, unlimited facilities management, a specialist survey or legal advice. Extra sites, visits and services need an agreed scope.
VAT, travel and total cost
The VAT treatment of the advertised prices and the travel-expense basis have not yet been published. Do not assume VAT or travel is included or excluded. Request a written total, stating applicable VAT and any agreed travel or other expenses, before instructing chargeable work.
Turnaround and starting work
No standard turnaround is currently published. Agree availability, required information, visit dates where relevant, and delivery dates in writing before work starts. Submitting a form requests a discussion or review; it does not take payment or confirm a booking.

The written scope must resolve the outstanding arrangements rather than imply a commitment not stated here. Ask us to confirm your scope and quote, or read our Terms.

Illustrative deliverables

Explore an example of the structure, reasoning and next steps behind our work. Every sample is fictional, not a client report, case study or evidence of achieved results.

Examples are extracts, not full deliverables or templates for use without site-specific review. The work you receive depends on the service and scope agreed before we start.

The decision this supports

Distinguish an incomplete task from a scheduling question or a specification gap. Record the response and follow-up evidence before closing an action or drawing a performance conclusion.

A real report may include dated photographs where commissioned; none are presented as client evidence here. Inspection frequency, liaison and follow-up depend on the management package and agreed scope. This is not an emergency-response or specialist safety survey.

Pricing questions

What does the monthly starting price include?

Essential starts from £99/month for an agreed single site, with four scheduled inspections per year, photographic reporting and action tracking. Plus starts from £195/month, with its inspection frequency, reporting and support limits agreed in the proposal. Final fees reflect the number of sites, visit frequency, travel, reporting and ongoing support; multi-site and portfolio work is bespoke. Monthly billing does not mean monthly visits or unlimited support.

When will I receive a confirmed fee?

Before chargeable work begins, we discuss your requirements and provide a written quotation confirming scope, deliverables, exclusions and the agreed fee, including applicable VAT and any agreed expenses. Submitting a form does not take payment or commit you to additional work.

Can additional work increase the cost?

Only if you agree the additional scope and associated costs before we proceed. We do not treat a starting price as a universal fee, or automatically add work outside the fixed £79 basic review.
