Know what you're buying.
We review your existing contract, specification and site to establish what you're paying for, what is actually being delivered and where the gaps are.
We help UK organisations across the Midlands, Yorkshire and Eastern England review, procure and manage their grounds-maintenance contracts — giving you a clearer specification, the right contractor and independent oversight of the service you're paying for.
We support organisations across the Midlands and selected areas of central and eastern England, extending into Yorkshire.
This is our intended service area, not a claim of existing clients or contractors in every location. Enquiries outside our main area are welcome for individual consideration.
The free consultation is an initial Teams or telephone discussion, up to one hour. The separate basic Contract Check is fixed at £79 for a straightforward single-site desktop review, findings summary and 30-minute call, with no site visit. We confirm suitability first; complex or wider reviews are separately quoted. Dates and scope are confirmed after your request.

We don't maintain grounds or take contractor referral commissions.
Start with a free 1-hour consultation or a £79 desktop Contract Check.
Real contractor pricing, tendering and operational experience on your side.
Three practical ways we help you get a better grounds contract — whether your current arrangement has rolled on for years, you are preparing to go out to tender, or you want independent inspections throughout the year.

We review your existing contract, specification and site to establish what you're paying for, what is actually being delivered and where the gaps are.

Clear grounds contracts start with clear information. We turn your site into a practical specification and help you run a fair contractor procurement process.

A good contract still needs managing. We independently inspect performance, record issues and help keep the contractor and specification on track.
Clear scope, agreed fees
Our fees reflect the size, complexity and requirements of each site. A straightforward single-site review will differ from a large, multi-area estate or a multi-site portfolio.
Prices displayed on our website are starting prices for an agreed scope of work, not a universal fee for every site or project. The exception is our basic Grounds Contract Check: a fixed £79 for the defined straightforward single-site desktop review, concise findings summary and 30-minute findings call.
Before work begins, we will discuss your requirements, confirm the scope and provide a clear written quotation setting out what is included, any exclusions and the agreed fee. Complex documents, multiple sites or work beyond the basic Contract Check require a separate quotation, not an automatic increase to the £79 review fee.
We will agree any additional work and associated costs with you before proceeding. Monthly quotations state the number of sites, visits, reporting and ongoing support included, plus any agreed travel costs.
Not sure what your site needs? Start with a free consultation and we can help identify the appropriate service and scope.
Book a Free ConsultationYes. The basic review is fixed at £79 for a straightforward single-site contract: a desktop review of the current contract/specification and maintenance schedule, stated frequencies and responsibilities, obvious gaps or ambiguity and annual value in context, with a concise findings summary and 30-minute findings call. There is no site visit, verification of delivery, rewritten specification or tender exercise. We confirm suitability before instruction; complex or multi-site work is separately quoted.
The Grounds MOT starts from £295. Your written quote reflects site size, number of maintenance areas, complexity, travel and inspection/reporting time. The starting price is not a fixed fee for every estate.
Grounds Specification starts from £395, depending on site size, number of maintenance areas, complexity and specification detail. Grounds Procurement starts from £495, depending on site size, procurement complexity, number of contractors or submissions, tender requirements and the support needed. Each service has its own agreed scope and written quotation.
Essential starts from £99/month for an agreed single site, with four scheduled inspections per year, photographic reporting and action tracking. Plus starts from £195/month, with its inspection frequency, reporting and support limits agreed in the proposal. Final fees reflect the number of sites, visit frequency, travel, reporting and ongoing support; multi-site and portfolio work is bespoke. Monthly billing does not mean monthly visits or unlimited support.
Before chargeable work begins, we discuss your requirements and provide a written quotation confirming scope, deliverables, exclusions and the agreed fee, including applicable VAT and any agreed expenses. Submitting a form does not take payment or commit you to additional work.
Only if you agree the additional scope and associated costs before we proceed. We do not treat a starting price as a universal fee, or automatically add work outside the fixed £79 basic review.
Poor grounds don't automatically mean a poor contractor. Sometimes the contractor is the problem; sometimes the specification hasn't been updated in years. You receive a fair, clearly documented view of performance — without guesswork.
"We don't maintain your grounds. We make sure they're maintained properly."
Review visible standards, completed work, frequencies and recurring issues across the site against your contract.
Record specification gaps, missed visits and inconsistent delivery in a clear, photographic, usable format.
Provide practical, straight-talking recommendations that restore value, clarity and contractor accountability.
Evidence of value
Value is not simply a lower contract price. It is knowing what is included, buying an appropriate service and having a fair way to check delivery.
A low price is not good value if essential work is missing. Start by separating the agreed service from assumptions and extras.
Different headline prices can hide different services. A shared scope makes omissions and qualifications easier to see.
An inspection is most useful when findings lead to an owner, an action and a later check, not just another report.
These are ways to assess value, not published client results. Outcomes depend on the site, existing arrangements and agreed scope; savings and performance improvements are not guaranteed.
Illustrative deliverables
Explore examples of the structure, reasoning and next steps behind our work. Every sample is fictional, not a client report, case study or evidence of achieved results.
Examples are extracts, not full deliverables or templates for use without site-specific review. The work you receive depends on the service and scope agreed before we start.
A desktop-only example for a fictional single-site contract: what the documents say, what remains unclear and what to ask next.
View sampleClose sampleExample inputs: a maintenance agreement and a visit schedule. No site visit or independent verification of delivery.
| Document extract | Finding | Suggested next step |
|---|---|---|
| “Grass cutting as required.” | There is no stated visit frequency or measurable finish, so the expected service is unclear. | Agree a seasonal schedule and the required finish; confirm how weather-related changes are recorded. |
| “Hedges maintained annually.” | The hedge locations, extent of work and removal of arisings are not defined. | Identify the hedge areas, agree an appropriate timing window and confirm what is included. |
| “Additional works charged separately.” | There is no stated process for agreeing the scope or authorising the cost. | Confirm written approval arrangements before additional work is instructed. |
Resolve the document gaps, then decide whether a site-based Grounds MOT or a revised specification would be useful. Ambiguous wording alone does not prove poor delivery.
This illustrates the desktop Contract Check, not the separate on-site Grounds MOT. It is not a site inspection, legal opinion or savings assessment.
An example of translating a fictional site’s maintenance needs into a common scope and consistent questions for bidders.
View sampleClose sampleExample site: one communal estate with amenity grass, boundary hedges and shared paths. All frequencies are illustrative, not recommendations for another site.
| Activity | Illustrative requirement | Bid-comparison check |
|---|---|---|
| Amenity grass | 22 planned visits between March and November, including edge trimming; agree the finish and arrangements for weather-related changes. | Does each price include all 22 visits and edge trimming? Record exclusions and any different proposed schedule. |
| Boundary hedges | One planned cut to the marked hedge areas in an agreed seasonal window, subject to wildlife checks; remove arisings. | Are the same hedge areas and waste removal included? Clarify any access or timing assumptions. |
| Autumn leaf clearance | Four planned clearances of the marked shared paths and entrances; agree how additional visits would be authorised. | Separate the four included visits from any optional additional visits, so the prices cover the same work. |
Resolve scope differences before comparing prices. Consider relevant capability, compliance and the agreed evaluation criteria, not price alone; the client retains the appointment decision.
Final quantities, standards and frequencies require site-specific agreement. A full specification, tender evaluation and mobilisation support are separate outputs, provided only where included in the agreed commission. This is not a procurement or legal compliance template.
A fictional inspection record showing how an observation can be linked to the agreed standard, a responsible party and a follow-up check.
View sampleClose sampleExample inspection only. All observations and follow-up timings are fictional; no client, contractor or site performance is represented.
| Observation against scope | Action and owner | Follow-up / status |
|---|---|---|
| Grass edges: trimming is included in the agreed visit scope, but a visible strip remains untrimmed at the entrance. | Contractor: confirm whether the visit is complete and arrange completion if required. | Recheck after the agreed completion date. Open, awaiting confirmation. |
| Leaf clearance: leaves are present on the shared path, but the planned clearance date and visit record have not yet been checked. | Contractor and client: check the schedule and visit record; agree whether a planned or additional clearance is needed. | Review the records before treating this as a missed visit. Open, evidence requested. |
| Boundary hedge: growth extends beyond the area identified in the current specification. | Client: confirm responsibility for the additional area; obtain and authorise a variation if appropriate. | Confirm the scope decision at the next review. Open, client decision required. |
Distinguish an incomplete task from a scheduling question or a specification gap. Record the response and follow-up evidence before closing an action or drawing a performance conclusion.
A real report may include dated photographs where commissioned; none are presented as client evidence here. Inspection frequency, liaison and follow-up depend on the management package and agreed scope. This is not an emergency-response or specialist safety survey.
Supporting single sites and multi-site portfolios within our intended regional service area — from school playing fields and village greens to commercial business parks.
We do not undertake grounds maintenance, accept contractor referral commissions or sell preferred supplier listings. Contractor selection is based on client requirements, suitability, capability and evidence, not payment for inclusion. Relevant interests and potential conflicts must be disclosed and appropriately managed.
Developing our regional contractor network
We are developing a contractor network across The Midlands, Yorkshire & Eastern England. Contractors can register their interest and tell us about their services, coverage and capacity.
Registration does not guarantee approval, tender invitations or work. Suitability depends on the individual client’s requirements, location, contractor capability and evidence from the relevant checks. We do not claim contractor availability in every county.
Selection is based on suitability and evidence, not payment for inclusion. The client retains the appointment decision, with relevant interests and potential conflicts disclosed and appropriately managed.
