01 · Review

Before changing your contractor, understand your contract.

Poor grounds do not automatically mean a poor contractor. The issue may be the specification, the frequencies, the scope — or the contractor. A proper review tells you which.

We support organisations across the Midlands and selected areas of central and eastern England, extending into Yorkshire.

This is our intended service area, not a claim of existing clients or contractors in every location. Enquiries outside our main area are welcome for individual consideration.

01

Inspect

Review your current contract documents, schedule of rates and on-site standards across every maintenance area.

02

Evidence

Identify vague wording, missing frequencies and performance gaps with clear, photographic evidence.

03

Improve

Give you a concise action plan so you know whether to adjust the specification, challenge delivery or retender.

Review Packages

Two ways to understand what you have

01 · Desktop Review

Grounds Contract Check

£79

Fixed fee for the defined basic single-site desktop review. Document volume and complexity are checked before instruction; wider reviews are separately quoted.

  • Desktop review of current contract / specification
  • Maintenance schedule review
  • Review of stated frequencies and responsibilities
  • Identify obvious gaps and ambiguous wording
  • Review annual contract value in context
  • Concise findings summary

For straightforward single-site contracts. Desktop review only: no site visit, verification of delivery, rewritten specification or tender exercise. No guaranteed savings or legal advice. Scope is confirmed before work. If you proceed to a Grounds MOT within 30 days, the £79 fee is credited against it.

02 · On-Site Audit

Scope, fees and arrangements

Agree the review before work starts

Deliverables and pricing basis
The basic £79 Contract Check is a fixed-fee desktop review for a straightforward single-site contract and maintenance schedule, with a concise findings summary and a 30-minute findings call. We confirm document volume, complexity and suitability before instruction; wider or multi-site reviews are separately quoted. Grounds MOT pricing starts from £295, based on site size, number of areas, complexity, travel and inspection/reporting time. We provide a written quotation before work begins and agree any additional work and costs before proceeding.
Site visits and exclusions
The Contract Check has no site visit and does not verify actual delivery, rewrite the specification or run a tender. The Grounds MOT includes a physical inspection and photographic report; agree the number of sites, areas, access and visit arrangements before instruction. Neither is a specialist tree, ecological or structural survey, formal legal opinion or guarantee of savings.
Your responsibilities
Provide the current contract, specification, maintenance schedule, available pricing information and the questions you need answered. For a Grounds MOT, arrange authorised site access and tell us about relevant restrictions or hazards. Findings are limited by the information and areas available.
VAT, travel and total cost
The VAT treatment of the advertised prices and the travel-expense basis have not yet been published. Do not assume VAT or travel is included or excluded. Request a written total, stating applicable VAT and any agreed travel or other expenses, before instructing chargeable work.
Turnaround and starting work
No standard turnaround is currently published. Agree availability, required information, visit dates where relevant, and delivery dates in writing before work starts. Submitting a form requests a discussion or review; it does not take payment or confirm a booking.

The written scope must resolve the outstanding arrangements rather than imply a commitment not stated here. Ask us to confirm your scope and quote, or read our Terms.

Illustrative deliverables

See what a useful record can look like.

Explore an example of the structure, reasoning and next steps behind our work. Every sample is fictional, not a client report, case study or evidence of achieved results.

Examples are extracts, not full deliverables or templates for use without site-specific review. The work you receive depends on the service and scope agreed before we start.

Example inputs: a maintenance agreement and a visit schedule. No site visit or independent verification of delivery.

Illustrative findings. The document extracts below are invented for this example.
Document extractFindingSuggested next step
“Grass cutting as required.”There is no stated visit frequency or measurable finish, so the expected service is unclear.Agree a seasonal schedule and the required finish; confirm how weather-related changes are recorded.
“Hedges maintained annually.”The hedge locations, extent of work and removal of arisings are not defined.Identify the hedge areas, agree an appropriate timing window and confirm what is included.
“Additional works charged separately.”There is no stated process for agreeing the scope or authorising the cost.Confirm written approval arrangements before additional work is instructed.

The decision this supports

Resolve the document gaps, then decide whether a site-based Grounds MOT or a revised specification would be useful. Ambiguous wording alone does not prove poor delivery.

This illustrates the desktop Contract Check, not the separate on-site Grounds MOT. It is not a site inspection, legal opinion or savings assessment.

Pricing questions

Is the Grounds Contract Check a fixed price?

Yes. The basic review is fixed at £79 for a straightforward single-site contract: a desktop review of the current contract/specification and maintenance schedule, stated frequencies and responsibilities, obvious gaps or ambiguity and annual value in context, with a concise findings summary and 30-minute findings call. There is no site visit, verification of delivery, rewritten specification or tender exercise. We confirm suitability before instruction; complex or multi-site work is separately quoted.

How is the Grounds MOT priced?

The Grounds MOT starts from £295. Your written quote reflects site size, number of maintenance areas, complexity, travel and inspection/reporting time. The starting price is not a fixed fee for every estate.

When will I receive a confirmed fee?

Before chargeable work begins, we discuss your requirements and provide a written quotation confirming scope, deliverables, exclusions and the agreed fee, including applicable VAT and any agreed expenses. Submitting a form does not take payment or commit you to additional work.

Can additional work increase the cost?

Only if you agree the additional scope and associated costs before we proceed. We do not treat a starting price as a universal fee, or automatically add work outside the fixed £79 basic review.
